Nvest is a company that deals with investments in real estate, specializing in the purchase, renovation, rental, sale and management of all types of real estate throughout Slovenia.
Our company views its acquired properties as long-term investments and strives to maximize returns by revitalizing and adding value to properties through progressive, data-driven implementation of renovation strategies and focused management.
Nvest was founded by an experienced real estate investor, Igor Bračič, who transferred his practical entrepreneurial approach to the company's operations, which is the key to our unparalleled and consistent performance in all aspects of the investment cycle.
We employ a comprehensive institutional investment process with rigorous risk analysis and assessment of projected returns using detailed financial models, scenario analysis and advanced statistical simulations.

Igor Bračič - founder and director
Igor Bračič is the founder and director of Nvest. The founder specializes in developing strategies and concluding contracts, obtaining financing from private equity and acquisition, purchase and sale of assets for Nvest.
Mr. Igor designed an investment structure that creates high returns for the company and investors in Nvest projects, while protecting investors from the negative aspects of risk associated with investing assets.
He acquired his first investment property in 2016 and then built Nvest from the ground up by following a simple strategy: acquire properties, renovate or upgrade the property to improve the tenant/buyer experience and act in the community as a good neighbor who appreciates the past while striving to forge a better future.

Our team leverages their real estate expertise, comprehensive market knowledge and extensive network of relationships to find, review and acquire compelling investment properties. After acquisition, our team works together to realize the vision and turn the opportunity into reality. Whether renovating building systems, repositioning assets or mitigating lease risk, our asset managers take a hands-on approach to the day-to-day oversight of our portfolio investments.
Our long history as property owners and facility managers includes ownership of residential, commercial, and mixed-use properties. At the same time, we also acquired many properties that required significant renovation, remodeling or structural upgrades for successful operation. We restore properties in a very short time, with quality and under the given budget
Our mission is to help reach the true potential of each individual property with the help of our services. While we adhere to our planned holding period, we constantly monitor market conditions to identify the right moment to sell a property.
We believe that a successful real estate investment should provide a certain level of cash flow throughout the life of the investment and appreciation in value upon sale. As such, our ultimate goal is to maximize returns on our investments by focusing on optimal property performance and value enhancement.
Nvest's property leasing team is responsible for executing commercial or private rental transactions from the start to the end of the rental period. Our property rental team is a key part of the process in implementing the business strategy for each property in Nvest's portfolio. This requires a well-thought-out, nimble and fast approach, as part of which we adapt the property to the best of our ability to the individual tenant and rent the property to him at the best possible price. Our leasing team works with leasing agents, legal advisors and the project management team to ensure smooth execution of leases and meet market demands.

Nvest's management is responsible for the internal control of the property managers who control each individual property in the portfolio. Nvest focuses on implementing portfolio-wide improvements, streamlining tenant communications and operational protocols, and opportunities to improve efficiency and/or realize potential cost savings across all company-owned properties. Nvest's centralized control of asset management ensures that Nvest has a holistic, streamlined approach to asset leasing and that Nvest's assets are managed in a strategic and unified manner.
